What is Croydon Selective Licensing?
From 25th September 2026, qualifying privately rented properties within Croydon's designated selective licensing areas will require a licence. The scheme applies to privately rented properties in 14 Croydon wards and includes properties rented to a single household, a single tenant or two individuals sharing, subject to the applicable exemptions.
Check your ward because this only applies to certain areas within Croydon, it’s not borough wide.
If your property requires a licence, simply having a managing agent does not remove the need to make sure the property and its management meet the required standards.
And that is where landlords need to start looking beyond the surface.
Your property is fully managed – but have you checked the detail?
It is understandable to assume that if you employ a professional managing agent, everything behind the scenes is being taken care of. But should you simply assume?

The introduction of Croydon Selective Licensing in September 2026 provides landlords with a very good reason to review their property documentation now. Licensing isn't simply about filling in an application form and paying a fee. Croydon Council's licence conditions are designed to ensure licensed rental properties are properly managed, maintained and operated in accordance with the required standards.
So before considering your Croydon selective licence application, ask yourself:
Do I have a complete copy of my tenancy file?
Are my compliance certificates current?
Do I know when each certificate expires?
Do I have evidence of the documents provided to my tenant?
Is my deposit documentation in order?
Do I know whether my property falls within a Croydon licensing area?
If I use a managing agent, could I independently demonstrate that these things have actually been done?
If you're struggling to answer those questions, now is the time to investigate.
Don't assume your managing agent has it covered
A managing agent can take responsibility for carrying out many of these tasks on your behalf, but as the property owner you still have a significant financial interest in making sure they have actually been completed.
With greater regulation of the private rented sector and the introduction of the Renters' Rights Act, compliance failures can have serious consequences.

If you don't currently have access to your property and tenancy documentation, make it your business to get it. Ask your managing agent for a complete copy. You should be able to see what documents are held, what has been provided to the tenant, which compliance documents are current and what is approaching expiry. You don't need to become a property-law expert. But you should have enough visibility to satisfy yourself that the person you are paying to manage your investment is actually protecting it.
